How often should a rental's chimney be inspected?

Once a year, with a sweep when the inspection shows the flue needs one. That is the NFPA 211 standard for chimneys, fireplaces and vents, and it reads the same whether the owner or a tenant lives in the house. For a building, we inspect every fireplace on one visit where the tenants allow it.

What does the record you leave look like?

One entry per flue, filed under the street address and the unit number. Each entry has the inspection level, what was cleaned, dated photos of the cap, crown, damper and firebox, and a line on anything that can wait. It reads the same for an owner, a manager or the next buyer.

Can you work around tenants?

Yes. We give a start time you can put in a notice, keep to the rooms that have a fireplace, and cover the hearth before work starts. If a tenant is out when we arrive, we note the unit and come back for it.

When should the Level 2 inspection happen for a sale?

Early in escrow. NFPA 211 calls for a Level 2 inspection when a property is sold or transferred, and it includes a camera look up the flue. We pair it with a sweep, because a coated flue hides cracks from the camera. Booking early leaves time for any repair the report shows.

We bought a building with no chimney paperwork. Where do we start?

With a Level 1 inspection of every fireplace, plus a Level 2 camera look on any older brick flue. That first visit starts the record. Each fireplace gets an entry, so every later visit has something to compare against.

Can a tenant use a fireplace that has never been checked?

Not until it has been inspected. A cracked flue tile or a blocked flue cannot be seen from the room. Until the inspection is done, the plain answer to a tenant is to wait, and once it is done the entry says whether the fireplace is fit to use.

Do gas fireplaces in the units need a yearly visit too?

Yes. NFPA 211 covers vents as well as masonry chimneys. A gas visit checks the burner, pilot assembly, logs, glass and vent, and that combustion gases leave the room the way they should. In a building we service the gas units in one pass and give each its own entry.

There was an earthquake or a fire nearby. What should we book?

A Level 2 inspection before the next fire. Shaking can separate flue tiles inside the chimney, and heat from a nearby fire can crack tiles and warp a cap without flames reaching the roof. The Westside has had both: the 1994 Northridge earthquake and the Palisades Fire in 2025.

What should a tenant do before you arrive?

Let the fireplace go cold for a full day and clear the hearth and a few feet in front of it. If there is an older report or a sale inspection, leave it out for us, since it shows where the last record left off.
